No, the micro loan makes it harder. Loans that small are usually personal loans, not mortgages. She has to pay cash or obtain a personal loan.

I’ve been approved for a mortgage loan but need a construction loan to build a home.
In Texas. Great fica score 840 or higher. Have enough money in the bank. Have tried builder contact, waiting since month ago. A big lending company on-line bluntly told me that he didn’t know of any bank that was offering construction loans because of the way things are with the economy right now?

what Col Kurtz didn’t mention is that when you pay retail to a direct lender you end up with a higher rate and the lender gets more on the back end then a broker would, it’s called SRP or service release premium.

Here’s another little fact/difference.

The brokers yield spread premium has to be disclosed on the HUD1 settlement statement but the bank does not have to disclose their premium.

A HELOC is only for people who already own and have paid off part of their mortgage, right?

We have not yet purchased a home, and we want to apply for a loan for remodeling costs (house needs structural repair.)

We don’t have any of our own money to do the extensive work required. We are prepared to offer a very very low amount for the house, but don’t know how to find funding to do the repairs.

The only option would be an unsecured personal loan. If you don’t have the money, you shouldn’t be buying the house.

i am planning to buy flat in bangalore. when i verified all documents, i came to know that the agreement which has share (50% and 50%) bwn land owner and builder has been registered. But the agreement which has exact share(which flat belongs to whom ) is not registered. is this agreement also need to be registered?

The exact sharing between builder and owner will be mutually agreed and will not be registered generally.

Check up with builder and ask him to declare the particular flat is in his share in the document.

My mother has a house in California that was transferred to my brother and I. The house had a remaining mortgage of about 30K. Shortly after it was transfered my brother asked if he could take a loan out against it to complete the construction of his business. Since this time my brother and I do not get along very well. I know that I should have never let him borrow the money against it. However, I would like to know what can I do to 1. Either remove my name from the house 2. Get the loan unattached from the house 3. other advise?

1. Removing your name from the house will not remove your liability from the loan (if you signed the promissory note).

2. You cannot get the loan detached from the property; it was used as collateral to repay the loan. You cannot suddenly decide to remove the collateral.

If your name is not on the loan, then you don’t have as much to worry about. But since you "allowed" him to borrow against he equity, I’m assuming you signed your name on it too. You had to have assigned some liability on your behalf; unless the property was held in a trust or estate and isn’t in your name specifically.

The solution depends on how much the house is worth in today’s market and if there is any equity left in the house after both loans are factored in. If there isn’t any, you should be able to sign a quit-claim deed giving the property to your brother and absolving your interest/liability. If there is, you should be able to obtain your rightful share of equity, such as through a court-ordered sale. You would have to initiate that process. But since I’m not an attorney, I cannot give you legal advice. You really need to speak to a lawyer about this.
